Development.i provides people with easier access to past and current Development Application and Requests for Referral Agency Response (Siting Variation) details and basic property information for the Brisbane City Council area so people can stay informed about what is happening in their area, gather information to help prepare applications, make a submission or comment on a development.

Development.i can be used to find

  • Properly made development lodged with Brisbane City Council since 1 January 2004 where the Council is the Assessment Manager and holds the assessment record under the Planning Act.
  • Requests for Referral Agency Response (Siting Variation) made to Council from 1 December 2021, as a referral agency to provide advice to a private building certifier about a building application to which the private building certifier is the assessment manager under the Building Act 1975.

This does not include lodged and decided Development Applications within the Priority Development Areas. For more information about Priority Development Areas or Development Applications within these areas, visit Economic Development Queensland .

Building Applications and Plumbing permits will not be available at this stage.

Important: Development.i does not replace Council's official property searches. If you are undertaking conveyancing, development or building certification, it is recommended that Council’s property searches are sought. These may include (but not limited to) building information searches, planning and development certificates and flood information searches.

Yes, you can set up two searches for a location.

  1. Navigate to the Map search and search the desired address or locality (e.g. suburb)
  2. Select the application group you wish to create a notification for, select:
    • Development for Development Applications
    • Requests for Referral Agency Response (Siting Variation)

  3. Set filter to ‘In Progress’ to be notified of new developments received by Council, or when a new document becomes available.
  4. Set filter to ‘Decided’ to be notified of when development applications in a search location are decided, or when a new document becomes available after the decision.

If you are interested in the progress of a particular development you can favourite the development application by clicking on the star next to it in the search results pane.

Data in Development.i is updated nightly, including:

  • newly lodged and decided development
  • changes to the development details, status or stage, and
  • new and changes to application correspondence and documents for the development.

Properly made Development Applications where Brisbane City Council is the Assessment Manager and holds the assessment record under the Planning Act, will be available on Development.i within 24 hours from lodgement or submission or decision.

Development Applications back to 1 January 2004 can be accessed. After the Appeal phase is completed the decision and any related approval documents will be displayed.

Requests for Referral Agency Response (Siting Variation) made to Council from 1 December 2021 as a referral agency to provide advice to a private building certifier about a building application, will be available on Development.i within 24 hours from lodgement or referral response being given. Development.i provides access to documents and plans related to Requests for Referral Agency Response (Siting Variation) and core development applications including

  • material change of use
  • operational works
  • plans of sub division
  • reconfiguring a lot
  • carry out building work.

Building Applications and Plumbing permits will not be available at this stage.

For a development application submissions or comments can be lodged on certain application types by clicking on the "Make a Submission or Comment" link in the top right-hand corner of the application details screen in Development.i. For more information, regarding development applications, refer to making submissions on applications .

For a Request for Referral Agency Response (Siting Variation) application a comment can be lodged by clicking on the "Submit a neighbour comment" link in the top right-hand corner of the application details screen in Development.i. For more information regarding Request for Referral Agency Response (Siting Variation) applications refer to Building near the boundary. .

Applications may be represented by one or a number of dots on the map. These dots represent that the application is in some way linked to the land parcel.

Please note. The map only displays one type of development at a time, depending on the context you are viewing the map. These types of developments are development applications, and siting variation requests. You may toggle between the application groups via selecting the desired group:

  • Development for Development Applications
  • Requests for Referral Agency Response (Siting Variation)

If an application is lodged over one land parcel, it is represented by one dot. If an application covers a number of parcels of land, a dot is placed over each of these parcels.

When a property is subdivided, historical or current application dots are distributed across all the new land parcels as they have a historical connection to the newly created parcels of land. This can sometimes cause some confusion when looking back through the years of past applications, where large parcels of land have been divided.

Development.i provides a spatial representation of properties to which a Development Application or Requests for Referral Agency Response (Siting Variation) is lodged with Brisbane City Council. While this provides a great way to view and analyse development activity, these are many reasons this does not represent construction activity.

  • Sometimes a submitted application does not translate into actual construction, or it may take some time for construction to commence.
  • Council is not the assessment manager for Development Applications lodged and decided within a Priority Development Areas. For more information about Priority Development Areas or Development Applications within these areas, visit Development Queensland
  • An application may be represented by multiple dots on the screen if:
    • it is lodged over multiple parcels e.g. one dot per parcel, and/or
    • the parcel of land it was originally lodged over has since been subdivided, wherein the application is then distributed over the newly created lots.
  • If an application is lodged over a multi-story unit complex, the application count is repeated at that point for each unit it is associated with. As such, you may see applications repeated on some high-rise units, increasing the number on the dot.

All applications on the system provide basic information, such as:

  • application number
  • address
  • description of the proposal, and
  • assessment status.

However, associated documents and plans are only published for Requests for Referral Agency Response (Siting Variation) requests and core Development Applications and are done so in accordance with the requirements of the Planning Act 2016. Core Development Applications include applications for:

  • material change of use
  • reconfiguring a lot
  • operational works, and
  • carry out building work.

Development.i allows you to search and retrieve property and development details without the need to use the log in feature. Development.i also provides you with the ability to save

  • searches that you perform
  • favourite properties or development that you are interested in
  • receive email notifications based on these settings.

To do this, you will need to create a profile.

Only a user is able to see their profile and saved searches and notifications - all personal information is encrypted and secure. For more information, refer to the terms and conditions.

Development.i allows a user to choose to receive daily or weekly notifications on new applications or updates to the progress of an development or updates to the progress of a development. Notifications are sent out overnight. Weekly notifications are sent out on a Tuesday.

Notifications are only sent out when a development is received or an update has occurred that meets your set preferences.

Development.i does not replace the need to undertake due diligence checks when making investment decisions. If you are undertaking conveyancing, development or building certification, it is recommended that Council property searches are sought such as by requesting a Planning and Development Certificate.
